The Contest: Provide floorplans for expansion/extension of an existing 3 floor townhouse .

The Project:
The design help we are seeking is primarily spatial - Layout / Floor Plans of three floors - (the winning architect or designer may be asked to continue working).

IMPORTANT: Special attention is requested to specific placement of entryways/egress to both apartments, placement of stairways. The winning entry MUST provide proper thought and design of entryways, hallways and stairways.

The house will be a completely empty box with no internal load-bearing walls. The only thing that will be fixed is the facade and front entry door. (See photo)
Rooms, passageways, bathrooms, kitchens, stairways etc, and all the technical and mechanical infrastructure behind it will all be new.

The Primary Goal: To maximize livable space and bedrooms, considering the flow of air and light, following city codes, zoning, and environmental concerns.

The Primary Challenge:
The building is bordered on two sides by existing structures. The 2 homes will be long and narrow, so light and air are the primary concerns in making the space livable and inviting.

Structures (Windows, Doors, Airshafts, etc) may NOT be built into lot lines/sides of the house. However, light-transmitting materials (e.g. glass brick) may be considered for side walls, with the understanding that neighbors may build in the future.

Basic Specs:

The property is 16 ft x 100 ft (4.88M x 30.48M)
The existing structure is 16 ft wide by 30 ft (4.88M x 9.14M). It will be expanded in length by up to 26', arriving at a maximum total of 16 ft wide by 56 ft. (4.88M x 16.67M)

There is a "Garden" floor - slightly below street grade - and 2 full floors above (See attached photo)

Ceiling height in the garden floor is 7 ft. (2.13M) - this can be excavated, but at significant expense.
Ceiling height on 1st and 2nd floor is 8.5ft (2.59M)

The house will be completely gutted - all existing plumbing, electrical, HVAC etc will be replaced.

Guidance/Code/Requirements
The attached document has some of my initial ideas and assumptions as well as building codes and requirements - It is most likely that the winning entry will be one that follows this guidance, ***but if you think you have a better idea, we would love to hear it.***

Feel free to challenge any of it in the most creative way you can!

Deliverables:
Entries can be made as JPG or PDF files. The winner must provide vector/CAD files that become our property

I would like to congratulate DesignerShra, who we've chosen as a winner of this contest - She challenged my initial assumptions and proved that with a house this narrow, the best solution was an atrium at the center of the house.

Hello everyone. Thank you again for all the entries so far.
I am continuing to review and will write feedback individually, as I can, but I am slowed down because of a computer problem (ok, I'll admit it. I spilled a beverage in my computer last night and am a little stuck until I get it replaced :/ ), but let me make a few broad statements in response to what I've seen so far:
1. Please be sure to provide the preview files with enough resolution so that I can see them. Give one floor per page if possible and remove stray marks around the edges.
. Please be sure to allow space for Mechanicals (Heat/Hot Water/AC) on the garden level -at least 20 sq ft.

  3. There cannot be an outer stairway in the front of the house to reach the top floor.
  4. Please focus on space efficiency and bedrooms. (I am open to considering building one large room across the 16ft of the house that could then be divided post-construction into 7'9" rooms for children.)

Hi, i look at your project and may be you could share more detail informations. It is mentioned the property size, but not mentioned in detail about the distance between your gate to entrance door, height between road to garden floor, is there a drainage under the garden floor and where is the location of the main pipe, is there a wall at end of the back yard or any high building? I like to participate but need more information to do so. Thanks in advance.

  Much of this has been covered in this clarification area.
  Gate to the building line is 10 Ft. There is a 4 foot "front porch" so the new structure should be 56 ft deep by 16ft wide. Garden floor is 3ft/1m below grade.

  There are low buildings, but no large obstructions to the south (back).
  The main drain pipe for the house is about 2 feet to the right of the centerline (west) of the house when facing it.

Designs should make maximum use of front and back walls for living/bedroom space as opposed to utilities and bathrooms.

Hi, does this particular point mean that every passage needs to be 8ft minimum ? Please clarify : Alleys - 8 ft minimum. Meaning if any part of the new structure is less than the full 16 ft. width then it MUST be recessed 8 ft. minimum

  Yes, this has caused confusion before.
  This refers ONLY to the space between the structure and the lotlines.
  The distance between any unconstructed area and the lotline - MUST be a minimum of 8 ft.
  
  This means that if on the top floor, for example, you design an open space that does not span the entire 16' width of the lot, then it must be a minimum of 8ft wide.
  
  Imagine a 6 ft setback/terrace on the top floor, spanning the 16 ft width of the building - that would be fine. However if you rotate the terrace 90deg. and put it along one side, it would not be permitted.

  This is not fixed, but ideal would be 2-4 in the owners unit and 1-2 in the rental unit.

  It's unrealistic to fit 4 bedrooms with natural lighting in the landlords' unit and to obey the codes. 3 Bedrooms there and 2 in the rental unit if you want no kitchen and living room there if you do, then it has to be 1 bedroom unit.
