Contest Brief

The primary function of this Contest is to end up with PDF Construction ready floor plans and elevations with dimensions and the corresponding dwg files for a remodeled master bedroom bath and closet area. Before beginning the project, please see the required deliverables.

ALL (1) AI Entries, (2) entries that do not include the floor plan and (3) entries that the floor plan is not specific to the home based on the drawings provided will be Rejected, Only job specific entries will considered.

Since many of you are limited to the number of entries you may submit, if yo are limited, please ask me to join chat in the initial entry and you can submit revisions there until a final product is reached.

The First Step in the process is to submit a separate floor plan that is specific to the house based on the pdf and dwg files provided. Once the floor plan has been reviewed and deemed to be consistent with the examples provided it will be "approved", then photorealistic 3d renderings can be added. Any entry submitted with just pictures will be rejected immediately. Do not submit floor plans and pictures combined as the floor plan is too small to easily review.

We are looking into remodeling the entire master bathroom and closet area. We are looking for a functional and aesthetic redesign. While practicality drives the project, we still want a clean, modern look-sleek lines, integrated lighting, and finishes that feel current without being cold.

The area available to work with is highlighted on an attached floor plan.

THE EXAMPLES PROVIDED AND SEVERAL HOME LINKS PROVIDED SHOULD BE REVIEWED BEFORE ANY SUBMISSIONS.

Here is what I need from you:

• A revised floor-plan that improves circulation throughout the bedroom through to the closet(s). Designs substantially maintaining locations near existing plumbing is preferred but not required. Maintaining the location of at least one of the two toilets is strongly preferred. Head knocker (cabinet above the toilet), to ceiling.

• Cabinetry and shelving concepts that maximize vertical and corner storage while keeping the modern aesthetic. Each Submission should be duplicated with one with Shaker style cabinetry the other in Flat style (Examples of both are provided). Colors should be and in white or light oak. See Admiralty Bend Kitchen 3.jpg attached for color example. 35” for the counter sinks on both woman and man side with a 32” for the vanity seat in the middle (Picture of example included). Linen closet would be a great addition to the bathroom if there is space. Tall cabinetry should extend to the ceiling.

Bathroom should include a large freestanding porcelain tub with glass walk in shower. No overhead sprinkler head, just handheld and wall mounted shower heads. Include bench and inset soap/shampoo shelves in the shower.

There should be identical upper cabinets at each end of the countertop for the sink of 24" in width and the distance from the center of one sink to the center of the second sink should be at least 7 feet.

The entrance from the bedroom to the bathroom should be changed to small French doors opening outward to the bedroom, not into the bathroom. The angle of Water Closet area and glass shower should be removed. A full length mirror should be included in the larger closet. No Vanity in either closet. An island should be included in the larger closet and if it fits in the smaller closet. Island(s) should include drawers and the one in the larger closet should have a bench. A picture of an example has been added in Files. The shower should be shown in all glass and also with a tile wall next to the tub with a bench. An example of that has also been added in Files.

3D Renderings should be presented in both white Shaker style and light oak Flat style cabinetry. It would be acceptable to not spend the time on the Renderings until your 2D floor plan has been decided upon.

• High-level material and fixture schedule (marble or quartz counter tops & backsplashes, designer hardware, tapware, mirrors, sconces, etc.) Prefer sconces cut into the mirror. An example is shown in the above mentioned vanity seat. Should have deep sinks.

• Multiple photorealistic 3D visuals and rendered elevations for each area from multiple viewpoints so we can see the proposed look and feel before committing to build.

All measurements must be in feet and inches, not in metric form.

Acceptance criteria

• Efficient travel paths and efficient use of the total available spaces. The Closet(s) should be quite large and include hanging rod areas, drawers and counterspace, such as an island, possibly including seating.

• The current floor plan includes two toilets, but that is not required in the remodel.

• Winner should anticipate multiple final revision requirement before acceptance of final product.

• FINAL PACKAGE from the Contest Winner must include:

Editable CAD (dwg files, Revit can be provided in addition to dwg)

Easily readable PDF files with dimensions identifying all rooms, hallways, walls, appliances, cabinets. These should be presented in a format that could be handed to a contractor for construction.

The same PDF Files as above but without dimensions including floor plan, cabinetry, appliances, etc.

PDF elevations with dimensions of all doors, walls, cabinetry, drawers, appliances, sinks, closets, etc. that have been modified in any way. This should represent everything a contractor would need to build-out the plan.

Additionally, a significant number of desired Bathroom and Closet configurations examples similar to what we are looking for are also attached from Zillow listings as well as a few pdf floorplans from examples of particular interest to provide guidance. Please note the color patterns of walls and marble/quartz countertops in the examples as these will be preferred.

ONCE AGAIN, THE EXAMPLES PROVIDED SHOULD BE REVIEWED BEFORE ANY SUBMISSIONS.

Length of Contest is set at 30 days. Feedback may be immediate but at times may take 24 to 48 hours. Please do NOT send examples of your prior work. Contest winner may not be selected until 7 to 10 days after completion of the Contest allowing us time to investigate the top entries fully and possibly ask questions.

Please Note that there are additional separate Contests for a Kitchen area redesign, a second floor redesign and another smaller creative project contest for build-out and utilization of a large attic space also.

    We have seen a bathroom where the center sink to center sink measurement was 7' instead of the 8' we were requesting. We have made that change in the description. If it makes a difference in your designs to get that extra 1' back which would likely add 1' to your closets, then I just wanted to make you aware that was an option. Thanks!

The concept includes outward-opening French doors, an expanded double vanity area, a freestanding tub, a larger walk-in shower, improved storage solutions, and closet island concepts.

    Thank you for the clarification. I actually based my redesign on that exact issue and have reworked the circulation to eliminate the interruption caused by the opening and create a more cohesive bathroom layout.
    I am currently refining the remaining design elements and preparing the renderings. Please give me a little more time to complete and submit my entry. I look forward to sharing the full concept with you soon.

    Based on your feedback regarding removing the opening that interrupts the vanity area and improving the overall bathroom flow, I have developed my layout around a single-entry concept and a more unified bathroom/closet arrangement.
    I am currently working on the 3D model and will share the renderings once they are ready for your review.
