1)Details of the land are given in the attached drawing (90ft x 90ft plot)
2)Currently, we are not constructing half area (towards east 45ft x 90ft). So the area for this contest is 45ft(front) X 90 ft(depth) towards west
3)Road Width=100ft (Including Divider)
4)Distance of plot from cemented road = A = 24ft
5)From three sides (East, West, South) plot is surrounded by 2 rice industries (not functional) which do not have any built-up area along our boundaries
6)Govt. Sewage line is at 2 ft distance to the front of the plot
7)Entrance is from north.
1)What I need from winner-drawings/layout, fornt, side view and beam/column sturucture (AutoCAD) in 2D for a commercial cum residential project.
2)The commercial area will cover the basement floor, ground floor, half first floor, and second floor
3)The third floor will be residential (you can add a half floor (towards the back i.e south) above third floor if the area does not suffice to accommodate residential requirements)
4)Entire commercial area will be used for our business i.e Construction Material Store (We deal in Tiles, Sanitaryware and Bath fittings, Plywood, Electrical). Basement will be used as Godown Storage
5)Commercial space must have at least two Toilet in different floor.(no toilets in basement)
6)Stair and Lift for commercial and residential will be common.
7)Design should be Vastu compliant
8)Residential Area requirement
4 Master Bedrooms (approx area 200sqft room + 50sqft bathroom + 80sqft dress/wardrobe)
2 Normal Bedrooms (approx area 200sqft room + 50sqft bathroom)
1 Kitchen (approx area 250 to 300sqft room)
1 Kitchen Storage (attached with kitchen approx 70sqft)
1 Other Storage (approx area 200sqft room (can be accommodated to above floor if necessary))
1 Dining Hall + 1 Family living Room (combined area approx 450-500 sqft) (vicinity to kitchen)
1 Alternate/Guest Living Room (approx 150 to 200 sqft)(vicinity to home entrance)
1 Worship/pooja room (approx 40-50 sqft)
1 Aangan/Open to Sky area (approx 300-400 sqft in second-floor around center of house)
1 Study/Library/Games room (approx 200-300 sqft )(can be accommodated to above floor if necessary)
and other necessary home utility areas
9)Government regulation: Max height of building 11 meters above ground level. (we are willing to raise 3-4 feet extra (unauthorized), and also do not the floor (above third) used for residential purpose in this 11meters)
10)Each bathroom/toilet should have adjoining ots (open to sky) for pipe lining and ventilation.
1)Basement landscape - 5ft below and 3 feet above ground level (we think it will reduce construction cost of basement, as well as store will not look at very much height from road)
2)We can leave 5ft from the front for parking, no more parking area is required as we are currently leaving half the space of plot.
3)8ft to 8.5ft height of all commercial spaces should suffice. Residential space height at least 10 ft.
4)We do not wish to leave much area/passage to approach to lift and stairs, so if a comfortable design can be made with arrangement of lift and stairs around the front that would be good
5)Half first floor(for reference see attachment image: not exactly half just leaving 20 to 25ft from the front entrance.
6)If during handover process you could provide BIM column drawing that would be nice(not compulsory).
Important additional requirement
Basement slope - A ramp from front into basement with 10ft width is required for our goods vehicle, slope angle will be crucial as the vehicle will be loaded. Height for the movement vehicle should be CLEAR 8ft. (attaching side and top view of basement in hand drawing also attaching photo of typical vehicle)
We are new to freelancer, we plan to give project for 3D views, plumbing, and electric lines, but only after selecting a layout that hits our mind
