Which city/state and code set (IBC edition + energy code) will govern, and what construction type and story count are you targeting? What are the target net unit area and core/corridor/structural grid so we can align kitchens/baths on shared wet walls and meet egress and ADA ratios? Standardize a modular 2BR unit with aligned wet stacks/MEP risers and a compatible column grid; this maximizes repetition, speeds coordination, and lowers change risk. Build the model in Revit with early MEP/structural clash checks, fixed STC/IIC and fire-rating assemblies, and a VRF+DOAS basis-of-design for code-compliant ventilation and efficiency. Action Plan: Phase 0: Kickoff; collect site/program/codes; share sample sheets from similar mixed-use/R-2 projects. Phase 1: Schematic: 2–3 unit options with kitchen/living/bath layouts; typical-floor test fit; select.
