This assignment is to prepare you to fill out a complete permit application and to provide the required documentation needed for a rear deck to be issued by the Municipality. Your client has reached out to your firm in wanting to have a 200sqft deck designed and Built. By using the modules that we went through during class and the information noted below you must accurately put a complete permit application together minus payment as the Homeowner will pay the Municipality for the permit fee. Client: name will be given as i cant put it here Deck Size: 200sqft Estimate of Project: $6,350 Company Name: Shop 2L38 Company Address: Basis for exemption from registration & qualification: Div. C 3.2.4(4)(c) or Div. C 3.2.5.(3)(j) Instructions: 1. Preparing forms, drawings, and supporting documents. - All submissions must be 8”x11” paper size (no limit on pages submitted). - All drawings must be submitted with the following information: a. Drawn By: b. Project Name c. Project Location d. Date e. Company Logo (Optional) - Forms and drawings can be filled out and drawn by hand or digitally. - All submissions can be either color or black and white. 2. The client has provided you with a Site Plan for you to design the rear deck. The conditions are the following, - The deck design is up to you; however, it must be no smaller than 190sqft and no larger than 210sqft. Stairs are required to be designed as well (the area of stairs is not counted in the areas noted above). - The top of the deck is 950mm above the finished grade (level with the underside of the sliding door frame). - Design must meet all local Municipality Zoning, and Bylaw requirements (In this assignment the deck shall be away from all accessory structures and property lines by min. 4’), and of course, meet min. OBC requirements. - Site Plan must be fully labeled and dimensioned as you are submitting to the Town that has never seen the site before (Setbacks, deck/ stairs dimensioned, etc.). - Scale of Site Plan must be noted (N.T.S. with dimensions or grid with scale indicated). - The deck must be designed to access the rear sliding door as indicated on the Site Plan. 3. Filling out your Application Forms. - A big part of this assignment is to know what forms and documentation are required to be submitted for this type of project. - All forms must be fully completed where applicable, with the exception of portions that say optional. - A complete Deck Application includes, - Letter of Authorization - Site Plan - Application for a Permit to Construct or Demolish & Schedule 1 - Construction Drawings - Supporting Documents (CCMC, Engineering information with stamp) - Payment (not applicable for this assignment) 4. Sizing components and providing drawings. - As this is not a drafting or construction sizing-based course, you will not be marked as such. However, this is a legal document, and part of your contract will be evaluated based on information clarity, accuracy, labeling, and descriptiveness. - All sizing, requirements/ conditions must be labeled and noted on your plans (Joist/ beam depth, spacing, rise/ run, fasteners dia./ length, decking size, hangers, cantilever, ledger, etc.). - All sizing indicated must be either imperial or metric measurements. - Footings/ foundation must be concrete piers and not Helical Piles. - Guards/ railings are to be noted, sized, spaced, and illustrated on plans. - Every illustration shall be labeled (Plan view, elevation, post attachment, Guard/ railing detail, stair detail, etc.). - The top of the Deck will be at the same level as the top of the concrete foundation. - Deck can be either designed to be attached or detached to the dwelling. - There are many ways to build a deck, it is your responsibility to ensure that all details are provided where applicable. - Guards must be designed with a Pre-Engineered guard system (Aluminum) with an Ontario Engineer stamp provided. - Decking must be designed with composite decking with CCMC provided. - For every Pre-Engineered or CCMC product used, you must provide supporting documentation with your submission. Min. one (1) plan view of the deck structure must be drawn. - Plan view of decking is optional; however, decking must be indicated if running parallel to joists, 45 degrees, picture frame border, etc. 5. Upload to Canvas (in the Deck Application and Plans Assignment Folder) - All Forms, drawings, and documentation must be submitted in PDF format. This assignment is not being marked on drafting, sizing, or “most efficient” design. This assignment is to design a minimum OBC conformant deck, and all information is indicated on your plans for the issuance of a permit. Remember these are working drawings to be issued to be built off of and, your legally binding contract with your client, ensure all information is as accurate and precise as possible.
