Hello, I reviewed your sketch mirrored duplex with master bedroom + ensuite + walk in storage on one side, bedroom 2 + shower/toilet on the other, shared stairs and central storage corridor. Clear layout to work from. My approach: convert sketch to dimensioned 2D floor plans (PDF + DWG) first for your sign off, then build the 3D model and renders (exterior + 2-3 key interior views) in SketchUp/V-Ray. Given the photorealistic render requirement, I'd price toward the upper end of your range happy to confirm once I see the measurement sheet. Ready to start on receipt of sketches and notes.
