Use a simple structural grid with a flush LVL/steel beam over the kitchen–great room so spans stay open without soffits; align point loads into bearing walls to allow future reconfiguration. Run early daylight/energy studies to set orientation, glazing, and overhangs, and pair the plan with HVAC zoning and a stacked plumbing/mechanical core for efficient, reliable systems. Action Plan: - Phase 1 — Discovery: site/code review, style brief, adjacency matrix. - Phase 2 — Schematic: 2–3 plan options and two kitchen layout variants; initial 3D massing. - Phase 3 — Design Development: finalize plan/elevations; kitchen cabinetry/lighting; structural coordination. - Phase 4 — Visualization: 4–6 photorealistic 3D renderings (incl. kitchen focus) and a short walkthrough. - Phase 5 — Documentation: dimensioned plans, elevations, sections, RCP/electrical; one revision round; final BIM/3D model files.
