I’m about to close on a single-family home that needs a complete layout rethink. My goal is simple: increase living space by pushing out a ground-floor extension and building one new level above the existing roofline, all wrapped in a clean, modern aesthetic. Scope • Re-imagine the current footprint and propose an extension that accommodates additional bedrooms, a spacious family room, and a dedicated home office. • Design the new upper level so it flows naturally from the updated ground floor; I’m picturing a light-filled loft tied to an outdoor deck or terrace for seamless indoor-outdoor living. • Keep circulation intuitive, prioritize natural light, and align room sizes with standard furniture footprints so we can move straight to working drawings without major revisions. What I’ll provide Existing floor measurements, site photos, and the local zoning envelope the moment we engage. What I need back 1. Scaled schematic floor plans for all levels (PDF + editable format such as AutoCAD DWG or Revit). 2. A quick 3D massing or SketchUp model that shows the overall form, including the deck/terrace connection. 3. A brief note on structural or code considerations you’ve allowed for—nothing formal yet, just enough for my contractor to sanity-check. Acceptance The design will feel modern, maximize usable square footage, and clearly reflect the extra bedrooms, family room, home office, loft, deck, and terrace. Once those elements fit comfortably and the circulation works, we’re done and ready for detailed construction documents.
