I’m preparing a commercial project for permit review in Knox County, Tennessee and need a complete, code-ready drawing package. I already have a partial set of plans; those need to be reviewed, corrected where necessary, and expanded into a full submission. Scope of work • Update my existing architectural sheets so they meet current Knox County and 2018 IBC requirements. • Create a coordinated MEP set (mechanical, electrical, plumbing) that ties seamlessly into the revised architecture. • Produce a site plan that satisfies local zoning and storm-water notes, showing setbacks, parking counts, ADA spaces, utility connections, and any required landscaping call-outs. Deliverables (PDF + CAD) 1. Aarchitectural plans ready for county upload. 2. Fully detailed MEP drawings, including schedules and load calculations. 3. Scaled site plan with all civil references. 4. One consolidated drawing index and sheet list. Acceptance criteria – Sheets pass Knox County’s pre-screen checklist on the first review. – All revisions are clouded and logged. – Files are named and layered per county conventions. *If you hold Tennessee licensure, please note that in your proposal; otherwise indicate how you will coordinate sealing. More detail from me - Project Scope Summary Bathrooms • Two single-user accessible toilet rooms • Fully compliant with ANSI A117.1-2009 Chapter 6 (turning radius, grab bars, fixture clearances, mounting heights, water closet positioning, etc.) • Each restroom to have a finished ceiling (not open to the roof deck) • Roof coverage required above the restroom areas (fully enclosed rooms) • Exhaust fan in each restroom, ducted vertically through the roof Office Area • Open to roof deck (no ceiling required in main office/vehicle storage area) Interior Walls • Freestanding, non-load-bearing partition walls only • Used to define office, restroom, and laundry areas • No structural modifications to the metal building frame Laundry Area • Located behind the office space • Utility sink included • Standard washer/dryer hookups (hot/cold water lines, drain, 220V outlet) Plumbing • Plumbing drawings required for permit submission • Water supply, drain/waste/vent layout, fixture locations, and connection to utilities • Coordination with restroom fixtures, laundry area, floor drain, and utility sink Floor Drain • One floor drain centered in the vehicle storage area • Positioned toward the rear of the building near the overhead door • Intended to facilitate hose-down cleaning of the concrete floor Mechanical (HVAC) • Single wall-mounted A/C unit centered on the rear/right wall • Direct discharge into open space • No additional ductwork beyond the unit itself Insulation • Full Prodex Total reflective insulation (radiant barrier/vapor barrier/thermal insulation) applied to walls and roof • The County documentation only requires that the method of insulation installation be indicated on the plans. I believe just typed out. • I expect to receive those plans within the next couple of weeks ________________________________________ Site / Parking Layout The basic parking plan is shown on the attached draft site plan. The black outline represents asphalt. If feasible, I would like to extend the pavement to the rear of the lot. The County indicated that setbacks may potentially be reduced to 5 feet on the left side and rear. I was advised to show the desired setbacks on the site plan for review. Along with a landscape buffer along that property line at the rear because the lot behind me is agricultural. While this may be revised during plan review, I believe 5 feet is reasonable given that my property no longer has direct road frontage (the parcel outside the red line was conveyed to the County prior to my purchase). ________________________________________ Please let me know if this is a project you would be interested in taking on. Another note from the county office - "The property is a lot of record, so it wouldn't have to meet the exact parking lot setbacks required now. Technically it is supposed to be 10 feet from the side property line of 6612 Tecoy Lane, but an exception can be made without going before BZA again. Setbacks are always measured from the property line rather than the road. Although the building setback is 20 feet, it can be reduced some without a variance because it is a lot of record and part of the property had to be dedicated as right of way to the county. There is also supposed to be a landscape buffer along that property line and along portions of the lot with street frontage. Some landscaping will need to be shown on the official site plan; however, it does not have to meet the exact current requirements. I think what you show on these drawings is mostly okay. Since the 6612 Tecoy Ln is zoned agriculture, a landscape screen would need to be placed along that property line. A row of evergreen trees or tall shrubs would be okay. 3.20.01. Lot of record. Where the owner of a lot whose deed and map is of official record at the time of the adoption of this resolution does not own sufficient land to enable them to conform to the yard and other requirements of this resolution, such lot may be used as a building site by the same or subsequent owner provided that the yard space and other requirements shall conform as closely as possible, in the opinion of the building inspector, to the requirements for the zone in which it is located."
