My residential build is still in the planning and design phase and I need a seasoned professional to shape the architectural vision from the ground up. The core of the assignment is complete architectural design: concept sketches through to detailed drawings that will ultimately guide permitting and construction. Please translate my ideas into functional, visually appealing floor plans, elevations, and any 3-D visuals or renderings you feel will help communicate the design. Because the project will eventually move into structural and civil engineering review, I also need you to keep local building codes, basic load paths, and utilities in mind while you work, even though the primary deliverable is architectural.
