I'm seeking a skilled Architect/Structural Engineer to remodel my kitchen, bathroom, living room, and basement. The focus is on redesigning the open space, not on interior design, with structure taken into consideration. I am a licensed General Contractor, and this home does not have original blueprints, as I am the new owner. I need permittable plans with structural modifications and ideas for space usage to maximize the home once walls have been removed. The specific changes I want to make are: - Flooring: Possible new support beam for 1st floor if needed for load - Walls/Partitions: Reconfiguring walls/partitions to improve the layout. on the main floor and in the basement to create a better master bedroom/Closet/Bath with a vault or tray, if possible in the master. Removing the wall beside the fireplace, main floor (Non-weight bearing and reconfigure the space for the kitchen with an island, pantry, and vaulted ceiling in the main living room ceiling. - Removing fireplace chimney: This will require structural consideration. On the main floor and basement levels, the walls around the fireplace are load-bearing. (House is 1953 with an addition in the 80/90's in the master bed area. Weight is on the outer walls and is stick-built. I have uploaded images of the project and have a UTube video of the project inside and out, currently ripped to stud level on the main floor. -Basement layout concept with the ability for the customer to modify after proposal (add a bedroom with a walk-in closet, laundry to be kept on the current wall if possible, a mechanical room for HVAC and Water heater, make a full bath from the original 1/2 bath, and reapplication of additional space to other uses if possible (Office other living etc open to ideas.) Take into effect load bearing walls around the fireplace can be incorporated into the new design. Do not want to move the staircase. -ability to change load distribution if necessary on the main or basement. -Home had a large basement rehab about 3-5 years ago with structural reinforcement done, pictures taken, and a drainage system for humidity and a large dehumidifier. A metal beam was installed during this to help with possible sag between the new/old remodel areas in the main load pictures. This will need to be removed when redone to better use the space. Ideal skills and experience: - Experience in home remodeling, specifically with open spaces. - Knowledge of structural changes and flooring installation. - Ability to reconfigure walls/partitions effectively. -Ability to certify/Stamp on plans all Structural changes so as to be able to permit Please provide examples of previous work and a detailed plan. -Able to turn this around in a timely manner
