I have a cleared corner plot in Nellore, Andhra Pradesh (65 ft frontage, 60 ft depth after setbacks) that fronts a 15-ft road on the south and a 6-ft road on the east. Although local bye-laws allow G+3, I’m starting with a G+1 structure but need drawings that will keep future vertical expansion straightforward. Ground floor concept • Three retail units of roughly 270 sq ft each—two facing the south frontage, one facing east. • A continuous 9-ft-wide entrance corridor running south-to-north that also houses the stairwell and a lift core. First floor concept • Two 2 BHK apartments, one east-facing, one west-facing. • Modern styling inside and out is important—clean lines, efficient fenestration, simple material palette. Key expectations • Complete architectural design package: dimensioned floor plans, elevations, sections, column grid, and a massing study that shows how two additional floors could be added later. • Compliance with local setback, height, and parking norms. • Basic MEP zoning so that shafts and ducts align for future floors. • CAD source files (DWG) and one set of rendered visuals for presentation. I need a floor plan of the first floor with a staircase and lift, which is why I left the back side as open space in ground floor plan I value clear communication and prompt iteration, so please outline your typical turnaround time for initial drafts and revisions when you submit your proposal.
