Hi, I recently had a bathroom renovation completed and am currently undertaking a verandah renovation due to water leaking from the balcony to downstairs bathroom ceiling. Following the demolition of the verandah tiles and waterproofing, the builder advised that he would like to obtain an engineer's report. I have attached photos of the current condition of the verandah following demolition. Based on the attached photos, could you please advise whether an engineering report would normally be required before the waterproofing works proceed, or whether the waterproofing should be completed first and inspected afterwards? My concern is that the concrete slab is currently exposed to the weather. With rain forecast, I am worried that moisture may penetrate the slab before the new waterproofing membrane is applied. I am concerned that delaying the waterproofing works unnecessarily could result in additional moisture being trapped within the slab or create further complications for the waterproofing system. I am also seeking an independent inspection of: The recently completed bathroom renovation, to assess whether the waterproofing and renovation works have been carried out correctly; and The current verandah renovation, including: whether an engineering report is genuinely required; whether the concrete slab appears structurally sound; the most appropriate stage for inspection; and whether the proposed waterproofing works are likely to prevent future water ingress. Ideally, I would like the verandah inspected at the stage that provides the greatest assurance that there will be no future leaking issues. Could you please advise whether this is something you can assist with and provide an indication of your inspection fees? and how soon can this be organized? as this balcony work was supposed to be finished by next Friday 12th June 2026.
