Architect needed to design office layout

Thanks for your interest in my project. I am looking for a low cost solution to designing an office interior space. I am not looking for full construction drawings, so i don't need hvac or electrical drawings. I am simply looking for a floorplan layout showing some furniture arrangements, and I will need some rough renderings to show the walls, doors, walkways etc. Off course the drawings have to have correct measurements and be drawn to scale. But I don't not need any major renderings made for the whole space. I am really looking for some innovative ideas to make the space modern and open. The details of what I need are below. Please read carefully and bid aggressively. Project Details: **ATTACHED IS A DRAWING OF THE DIMENSIONS OF THE SPACE I need a floorplan layout for an office space. The office is 6000 square feet, divided by 4000 square feet of office and 2000 square feet of warehouse. I ONLY NEED THE 4000 SQUARE FEET OF OFFICE SPACE DESIGNED. *The existing office space has carpet. We need to keep this same carpet, so no need to design the floor. *The existing space has 1 washroom. We need to add 1 more washroom in the same area. *The existing space has a drop down ceiling (with ceiling tiles). We need to keep the ceiling as it is. *The existing space has ceiling lights (fluorescent). We need to keep the lights, however we will need to add some additional lights and pot lights to enhance the lighting in the space. At the moment it is too dark. *The front door needs a wind barrier in front (on the inside). This is so that in the Winter when you open the front door, it doesn't gush cold air into the reception area. Project Requirements: *Design a floorplan layout for the 4000 square feet of office space. Currently it is almost an empty space except there is 1 room built, which i would like to keep. Rest has to be designed. *I need: reception area, show room, board room, 4 offices, kitchen/storage, walkway to warehouse, 2 washrooms. *The offices need to be open concept so that they all connect in some way to the rest of the office. However there also has to be some privacy, so we need something innovative for the walls. *We need to use innovative ideas to allow light to shine through all the offices and make the spaces feel open. Some glass would be an option. *Once the floorplan is approved, I need to see some furniture layout. We don't need any furniture drawings, but the furniture layout is so that we can be sure that we can use the design for our needs. We will be buying pre made furniture so no need for furniture drawings. With this layout, we need to also see electrical receptacles and telephone jacks, next to each desk. *Finally we need some rough renderings to show the important design areas, such as front area, the wall designs, etc. Again I'm not looking for very detailed renderings, just a visualization of the innovative concepts.
