Questions: 1) Please share the survey in DWG with coordinate system/datum, Josh Rd centerline and ROW width. Should the 150' front setback be from centerline or ROW, and what are side/rear setbacks? 2) Do you have utility as‑builts/tap points (water/gas sizes/pressure, sewer invert, electric meter/pad) and are feeds underground? What design vehicle (SU‑30/WB‑50) and driveway standard apply? Suggestions: 1) Draft in Civil 3D with NCS layers, parcels/alignments, and Sheet Set; deliver a purged DWG/DXF (no Xrefs) plus CTB for consistent plotting. 2) Run Vehicle Tracking swept paths and a quick utility cover/conflict check (sewer slopes, min separations) to cut permit comments. Action Plan: Phase 1—Setup: Import survey/zoning, set coords, map boundaries/ROW and 150' Josh Rd setback; compile utility data. Phase 2—30%: Layout building entries, driveway to code, 4 stalls (12x20) + 1 ADA, prelim utility routing/labels; send 1"=20' PDF + assumptions. Phase 3—90%: Finalize dims, ADA ramps/striping, radii, utility sizes/materials; label single vs 3‑phase; QA/QC layers/plot.
