My goal is to take down an internal load-bearing wall so the current living and dining rooms merge into one larger, uninterrupted living area. The wall carries structural loads, so I will need detailed calculations, an engineered beam specification, and proper permitting before any demolition starts. Acceptable completion means: • Signed structural drawings that satisfy local code and can be submitted to the city for a permit • Safe temporary shoring during demolition • Supply and installation of the new beam, posts, and necessary hardware • Wall removal, haul-away of debris, and patching of the ceiling, floor, and adjacent walls so the space is ready for paint • A final on-site walkthrough confirming the new open plan is level, solid, and free of visible defects Please keep your proposal focused on how you will handle the structural engineering, permitting, and clean finish work around the new larger living area. I am in Port Wentworth/Savannah Georgia and would like to hire someone who is local and familiar with local home construction/foundation norms and building codes, and is able to view/oversee/perform the project in person. I have a 1979 ranch with a Dutch gable roof on a slab foundation. I would like to remove the central load bearing wall with a span of about 26’-28’, and support it with an above joist beam. I could consider putting a post around mid span if needed. One of my concerns is if the slab is able to support this, or if pads will need to be installed. I currently do not have any blueprints but I am checking with the city if they have a copy. I do not have high hopes that they will, so I want to know how this can be determined, or assumed the slab is reinforced below that wall. I have some experience with remodeling and plan to remove and then replace the trim, drywall, finish, flooring and paint myself. I can also do cleanup and debris removal. There are a few light switches and electrical outlets in the wall which will need to be relocated and I can arrange to have that done. No plumbing or HVAC. So my main need is for someone with structural engineering experience/expertise to draw the plan including beam material/span/support and stamp if needed, submit and acquire permits, and someone to install the support beam. Optimally would be to have one person/contractor that can do it all, or I can hire 2 freelancers to do each part of the project. I can help with install or wall demo also. Attached are some photos with the drywall still up. I circled the wall that is coming down. I am also interested in a ballpark or itemized estimate of the cost and timeframe of the project. I am looking to get this project done ASAP. Bid should specify exactly what you will provide/do, and whether any materials or fees are included or will be an additional expense. Also any guarantee or warranty of your work. I do understand that there can be unforeseen obstacles that could modify plans or cost and accommodate them.
