I would like for Logos and major image areas to be easily editable as I would like to change these from time to time.
Page should expand vertically for more content.

On Mouse Rollover selection will preview. On Mouse Click selection will display. On Mouse rollover links will change to color specified. (I will supply color codes.)
I would like for the portfolio sections to be easily maintainable as I would like to swap and or add more later.
I have designed my layout. I would like the design taken into development using CSS.
"Editable" regions need to include the body content area (pretty obvious as it is all written for mock-up purposes in Latin) as well as the metadata tags in the source code.
Navigation must be set up as "roll over" text, changing from "1 color" when not active to "2nd color" when active. Please make sure that this navigation is set up in a manner which will make edits/additions easy to work with. Please also make sure that the logo can be easily swapped out if needed.
DO NOT (let me repeat) create the site using tables. I specifically have said that I want it done in CSS. If you can't build a site EXCLUSIVELY in CSS, then please do not bid on the project.
I want the whole site centered.)
The site must be built in HTML/PHP using CSS. Header and Footer.
I want/expect this page to load extremely quickly. Please keep your code extremely clean and as minimal as possible. When you are done with the site, I envision that you will have a CSS file (which drives all the look, feel and text of the site), a folder containing all images used in the CSS build and that should be it. (If I am missing something, please let me know.)
Fonts to be used in CSS file should default to Arial, point size 10.
Width of web page should be no more then 800 px.
When working with the graphics, please do not "stretch" them and makes sure that the resolution is the best it can be taking into account that I also want it to load quickly.
I need to have the final version ASAP.
The design should be able to be seen in both Mozilla/Firefox and in IE. I will be looking at both of these browsers to make sure that there are no funky bugs there. So, double-check your work.
