They are basically in the businss of speculating, being in the right place at the right time, and buying properties in bulk before they are completed, at hugely discounted price usually in the region of 30%-35% off market value, and upon completion they cash in and make a considerable profit.
This allows the BUILDER to get some sales on the board, allowing his bank to release more funds on the strength of the pre-sales, which basically allows him to move more rapidly with the developments.
Typically the properties purchased OFF PLAN, have a completion date of around 18 months time.
A typical deal may be:
10 x 2 Bed aparments in southern spain retail price, â‚¬200,000 each, he may have negotiated a discount of 30% which means each place has cost him just â‚¬140,000 each property, already providing an instant equity of â‚¬60,000 each.
You then have to consider the fact that property in this region of spain is increasing approximately 25% per annum, therefore the value based on an 18 month completion date would have increased by 37.5%.
So figure this you add the 37.5% appreciation value, to the 30% discount he negotiated at the begining of the deal, and it should provide you give you a nice return on investment baring in mind your outlay is only â‚¬140,000 each property.
