Real Estate Maintenance Logging and Tracking System Needed
I need a system either a CRM or MySQL or Microsoft Access system to log maintenance calls and requests from my tenants.
It need to be easy and simple to use.
The staff in the office need to access the system and log the tenants name and contact details, where they stay, what the problem or problems is and the severity of the problems. It must be broken down into categories like plumbing, electrical, general maintenance and painting. In each of these categories i need to pick a fault out of a list. A fault log number must be supplied to the customer
The specific job then need to be allocated to a contractor with a allocation date and suggested budget. The budget must be allocated automatically. I have a suggested price list and if it can be integrated to make it work with the faults logged and give a automatic budget to the contractor it will be a bonus for me. ( I currently have 3 preset budget amounts i give to the contractor to stay within when they receive the job card)
The system must also be able to log that that job is either pending, busy, complete, invoiced and paid.
The system must be able to report/show the status of each fault as well as a report of all categories with dates specified.
It also need to show the status of each contractor, (Busy, closed, pending, etc.)
The system can run off my website and use the MySQL database there with a web interface. or
Use Microsoft Access to run from staff PC's to a central server PC or
If you suggest a CRM system, please provide detail.
The freelancer must be available for a mutually agreed on period to do minor changes or bug fixes to the system.
At this stage of the project I am open to suggestions and would evaluate all the suggestions and costs involved to allocate the project to a successful freelancer.
