My newly constructed home has reached the final walk-through stage, and before I sign off with the builder I want an independent, professional eye on every critical system. The scope is a full Final Walk-Through Inspection that zeroes in on the structural components, the electrical setup, and all visible plumbing. I expect you to work methodically—moving room by room, inside and out—verifying framing integrity, outlet polarity, breaker labeling, water line routing, fixture operation, and anything else that commonly slips through during the rush to closing. A good moisture meter, voltage tester, and if available, basic thermal imaging will help document issues without guesswork. Deliverables I need within 24 hours of the site visit: • A clear written report formatted as PDF. • High-resolution photos embedded next to each observation. • A concise summary page highlighting any safety hazards or warranty items that must be addressed before hand-over. If something is beyond the normal scope of a walk-through—say, HVAC performance testing—I’m open to hearing that as an add-on, but the core focus remains structural, electrical, and plumbing. Accuracy, thoroughness, and clean documentation are what matter most to me, as I’ll be handing your report straight to the builder for corrective action.

Hi, there. I have 7+ years of experience in residential inspections, with direct focus on final walk-throughs, structural review, electrical verification, and visible plumbing checks. Your main risk is signing off on hidden defects that turn into warranty disputes, so this needs a methodical punch-list style inspection with clean photo evidence. ✅ Inspect framing, settlement signs, and visible structural conditions room by room ✅ Verify outlets, switches, polarity, breaker labeling, and panel organization ✅ Check visible plumbing routes, fixture operation, leaks, and drainage performance ✅ Document moisture concerns with a moisture meter and confirm abnormal heat patterns where needed ✅ Capture high-resolution photos tied to each defect or warranty item ✅ Deliver a PDF report within 24 hours with a clear summary page for the builder I use a moisture meter, voltage tester, and thermal imaging where appropriate to reduce guesswork and document findings clearly. The report will be structured for fast builder review and corrective action. I am looking forward to work with you. Best Regards, George W.

Hello! I understand you need an independent final walk-through inspection of your newly built home focusing on structural, electrical, and plumbing systems before closing with the builder. I have experience performing detailed residential inspection reviews, identifying safety issues, workmanship defects, and code-related concerns across framing, electrical systems, breaker organization, plumbing installation, and moisture risks. My approach will be a systematic room-by-room evaluation using tools such as a voltage tester, moisture meter, and thermal imaging (if available), carefully verifying structural integrity, electrical safety, and plumbing performance. I will document all findings in a clear, structured PDF report with high-resolution annotated photos and a prioritized summary of critical safety and warranty items for builder correction. I would be glad to coordinate the site visit and review your home details to ensure a thorough and efficient inspection process before your final sign-off.
