I'm seeking a qualified structural engineer/chartered surveyor to assess a residential property I'm looking to purchase. The primary concern is the structural integrity of the walls. Our lender requires a Structural engineers report to be able to give a valuation on the property. They are citing structural movement in the form of wall ties, uneven/sloping floors, cracking to masonry, internal cracking, distortion to/around lintels and cracked render. They require a full report identifying the cause, together with the costs of the work necessary to ensure future stability. The structural report must specifically address the defects identified and it must be conducted on the property as a whole and not just where visual defects are identified. We have had a Level 3 Survey completed, that address some of this issues and it mentions that the structural movement is historic and not on-going. I have attached the Level 3 Survey. The building is a 2 bedroom, terraced house.

✨ Structural Engineer / Chartered Surveyor – Residential Property Report ✨ Hi there, I can provide a comprehensive structural assessment report for your 2-bedroom terraced property that meets lender requirements and directly addresses all identified concerns. ✔ Full structural inspection of entire property (not limited to visible defects) ✔ Assessment of wall ties, cracking, and masonry movement ✔ Evaluation of uneven/sloping floors and structural distortion ✔ Analysis of lintel areas, internal cracking, and render condition ✔ Clear identification of root causes (historic vs active movement) ✔ Costed recommendations for remedial works to ensure long-term stability ✔ Lender-ready formal report for valuation purposes I understand the importance of aligning with mortgage lender expectations, so the report will be structured, evidence-based, and compliant with typical UK Level 3 structural reporting standards. One question: does your lender require a specific report format or RICS-compliant wording, or is a general structural engineer’s certification acceptable? Thanks & Best Regards ✨
