14257 SEO for property site in Spain

I need an expert in SEO who can prove it. Designing new site from ground up about properties in the countryside in my country, Spain, and I need a good SEO that can position my site in the top positions for most important Search Engines, Google, MSN, Yahoo, etc, Google being the most important. I need first place results. I would like to start with about 20 keywords. I've made a small research on competition and on these 20 keywords. But I would like a professional to take care of this site's search engine optimization. This web site will not work without being at the top, well, almost any :) WHAT I NEED. - Someone who understands CURRENT "short cut" techniques that are totally above board yet highly effective. - Competion analysis. Which are the best keywords and strategies to beat our competition. - First page results for 20 keywords. - Increase site PR (it will be a new site, so PR will be 0) - NO improper spamming, black hat type work is allowed. Must be totally clean sandbox free but highly effective. - Building links. I've researched competition and found out where their inbound links come from. Would like to organize it somehow so that I can have my links in most of those sites and directories. - I would need someone who can advice me on what to do, or how to do it myself as well, together with you. I am open to help on this on any field, willing to learn. - Optimize site so that search engines index as much as possible. - Many other things are taken for granted for SEO professionals. I will provide keywords and competition to those providers who match these criteria. Please do not bid if you can not prove your results, provide updates on your work or if your communication skills are lacking. Also, high up front fees are not encouraging. I would rather pay some kind of results based fee, on an on going basis--a gooood SEO person will realize that he or she can make more money this way in the first place.
