We are renovating an existing flex building. The roof is free spanning meaning there are no load bearing walls inside the building. It had a couple of tenants in the building and one has left. The existing separation wall (between the 2 tenants) is being opened up and the whole thing will be used by 1 tenant. Need Lvl or equivalent to span 34 feet free span and all it is holding up is 2x4 metal stud wall with 2 layers of 5/8 inch sheetrock on each side. that goes up to the roof. Its about 7 ft tall. It was there to separate the 2 entities (separation wall). Didn't want to tear it all out because of the mess. Needs to be stamped and sealed by engineer for job in Clayton North Carolina. I have attached a picture of one side of wall that will be opened up with a 34 ft beam to support the wall above it that has 2 layers of 5/8 sheetrock on each side, but does not carry any roof load.
