Our commercial real estate services company is looking for a redesign of the flyer template we use in Microsoft Publisher. So long as we can edit the text and title we may be OK using a different program such as Word or Adobe Acrobat. Remember, we have to have the ability to customize the document using standard office programs such as Publisher, Word or Adobe Acrobat. We will not be able to use specialized graphic software. Please keep this in mind.

The flyer titled l1031_segregateflyer_r3 is the closest to what we are looking to accomplish. We would like a clean looking flyer with a minimum of borders so as to maximize the amount of space for text.

Please note that we have an updated logo which is attached as well. You are free to orient it how you like. We are looking for fresh ideas.

You are free to use the same building picture, find something new, or totally omit any graphics. We are probably leaning away from having an pictures on the flyer but you are free to come up with a design.

Please also see the screenshot of our new website design which should be published shortly. To the extent possible please take colors and styling cues from the website. We are fans of the blue and red used in the website but they should be subtle.

There is a Word file attached which contains the disclaimer language to be used at the bottom of the flyer. It should be in small, but readable, italics text.

The flyer should be formatted so that there is a bold title at the top for the article, plenty of space for the text of the article, and then our contact information at the bottom. We are omitting our company address and names of people so please do not carry them over from examples of past flyers I have posted. Look at the Word file for the contact information.

I ask that you do not post messages on the public message board, or contact me directly, only to ask me to look at your submission. I look at all submissions and getting a bunch of messages telling me to look at a submission clogs up the message board.

There should only be one line for a main title, not multiple lines. I don't know why I am seeing so many submissions with multiple titles. I cannot use those designs. Thank you.

Many of you are making the header and footer much to large. I need to maximize space for the text. Also, please remember, you are not designing the flyer just for the example I provided - I have to be able to use it for other topics as well. Thank you.

If including a picture New York City buildings are preferred. Property from outside the US needs to be rejected. Please make sure to read the project description in detail.

  It doesn't matter what you use to make the graphics so long as we can drop in text using another program such as Word, Publisher, or Adobe Acrobat.
