create & design a financial investment information memorandum (IM) or prospectus

I am consulting for PE Capital (PEC) here in Melbourne, Australia, a boutique investment management company, focusing on alternative property assets predominately in greenfield (growth corridors) sites. PEC are creating another brand, called CoBrands, which is branching out into the development & management of brownfield (or older) sites. CoBrands are seeking astute, domestic & international investors, who are keen to find solid returns through under-developed & under-utilised petroleum sites. I currently have a draft IM but I feel it's not professional enough, is quite repetitive and lacks the required creative financial marketing flare that will make the readers want more! It also requires a little more content information & work from my end as well as the various financials to be added. As you can imagine, there is quite a large amount of private & confidential information contained in this draft IM so I am open to understanding how you can quote on improving this without seeing the draft document & financials. I maybe able to get the prospective service provider to sign a non-disclosure agreement as required. I am wanting the final product IM completed by mid Dec so it would be great to obtain a quote to understand what’s involved. I would also like to understand what options & associated costs are available to create a secondary version of this IM in animated video format so it could be posted on website, Linkedin or sent as an attachment via email to prospective clients with a narrative. The type of work I require is much like what 'Yell Creative' do.
