Property rental/selling website customizable for big cities

I am in need of a website that would act as a marketplace between property owners willing to sell or rent and people looking to buy these properties. Owners should have an account where they can manage their properties. The site should allow owners to advertise their properties. The interface should be very simple, it is known that users get easily scared of complicated interfaces. Here are the main highlights which a property should have (although the list is not complete): amenities, price (weekly/monthly or sale price). The structure of the website should allow owners to have at least 2 levels of subscriptions: a low priced (free) one which allows basic advertising (no images/no extra features) and a paid one which allows pictures, even small movie clips. On the other side, properties should be searchable with two levels of search (simple/advanced). Basic search would not require an account. More advanced search would do so, but would allow users to save searches and/or properties found. They would be able to contact the owners of the properties by phone/email, etc. The site should be able to cover any city in the world. The search must be divided on regions (country/region/city). ATTENTION: For major cities (like London/New York) we would like to implement the possibility to search by city region/neighbourhood. For London it is possible to search within a radius of a post code for example. It would be an enourmus plus if this functionality would be included, or at least the database would be designed so the functionality would be added later. The site design should be FUNCTIONAL. I am perfectly happy with something like GOOGLE, as long as it looks very neat and professional. Finally I would like the following technology: - 3 tier design - SQL Server backend - .NET coding (C#) - ASP.NET (of course for the front end) I will consider other offers (PHP, ASP), but I favour the one provided. I will provide hosting for SQL Server/.NET/PHP/ASP. When you bid, please be reasonable, remember that I am a developer myself and I know how to evaluate a project and most of all make sure you can do it in time and professionally. Please include examples of previous work. The code should be commented and I shoud have access to it at any time. All copyrights belong to be when project is completed. I expect to be informed about design decisions/progress etc. Please feel free to ask any questions. ## Deliverables 1) Complete and fully-functional working program(s) in executable form as well as complete source code of all work done. 2) Deliverables must be in ready-to-run condition, as follows (depending on the nature of the deliverables): a) For web sites or other server-side deliverables intended to only ever exist in one place in the Buyer's environment--Deliverables must be installed by the Seller in ready-to-run condition in the Buyer's environment. b) For all others including desktop software or software the buyer intends to distribute: A software installation package that will install the software in ready-to-run condition on the platform(s) specified in this bid request. 3) All deliverables will be considered "work made for hire" under U.S. Copyright law. Buyer will receive exclusive and complete copyrights to all work purchased.
